Been lurking on this forum for a while but this is my first post.
I've recently come out of a 5-year relationship and I'm looking to rent my own property. I trade full time on exchanges and typically everything in the past went through my partner's name (rental referencing etc).
As I now find myself in the situation of having no option but to have everything in my name, does anyone have any experience in how to evidence your exchange earnings for purposes such as this?
As a last resort, I can pay for 6/12 months upfront but I would prefer to keep my cash liquid.
I'm staying with a family member for the time being as our country is under lockdown and I want to be as prepared as possible before I start approaching letting agencies.

Try to rent privately rather than through estate agents etc.
In the UK there are sites such as Open Rent - https://www.openrent.co.uk/ - there may be similar things where you are.

As mentioned in 2nd post, I know a guy who was renting cash in hand from gumtree even.
Many landlords waive estate agents if they have free time and/or don't want to pay the fees.
You want to be targetting landlords who's not registered with an estate agents and has their own requirements.
Build a rapport with the landlord via contact with the aim to put them at ease regarding your personality and ability to pay. Perhaps negotiate some middle ground between full up-front payment and standard renting e.g. a 3-month holding deposit etc.
Estate agents have much stricter requirements to cover their risk however it may be doable for you if you've been keeping your withdrawals tidy for appearances sake e.g. withdrawing/depositing between Betfair ↔ Paypal then consistently withdrawing from Paypal biweekly, last day of the month, etc. to estbalish a line of reliability when you claim self-employment. Would steer clear of the world gambling wherever possible.
Dif. countries will have dif. expectations/requirements for both landlords and estate agents so do research for your area if you haven't already.
